
We book and manage vacation rentals primarily for our real estate clients. All the properties on our Villa Site, except one, were purchased through Buyer Agent St. Croix. We purposely limit the number of properties we manage so we can focus on our client's property management, and try to maximize their bookings. We know the qualities people are looking for in a vacation rental, and offer honest and fair property management. What does it cost for property management?
We will be glad to supply you with all our property management fees and give you our property management agreement when we meet, but here are a few of the larger costs for starters. First of all, we do minor repairs whenever possible ourselves. This often saves trips by contractors and allows us to act in a timely fashion in emergencies. Property management fee - $150/month. Pool service including chemicals $150/month. Guest airport pick-up $75/pick-up. The property management fee includes weekly checks of the property, paying owners bills, accounting, digital photos of problems when necessary, and making sure that work is completed by sub-contractors. There are other expenses such as gift baskets, maid service, gardener, utilities, and sub-contractors, and these are provided at cost.
Do you mark-up costs for property management, either direct costs, or wage rates?
Generally we don't mark-up anything, but if we need too, you will know exactly how much in advance. If we pay someone a wage, that is exactly what you will be billed. The Virgin Island Code states: "When acting as an agent in the management of property, a broker should not accept any commission, rebate, or profit on expenditures made for the owner, without his full knowledge and consent."
I want everything accounted for, can you do that?
We have a very good accounting system. You will receive time sheets and copies of original invoices on all costs.
What does it cost to get on your Villa Rental Site?
There is no charge to get on our site or for photographing, designing, maintaining, or hosting your Villa page.
If you get a rental for my property, whose rental is it, mine or yours?
Of-course it is yours just like any other real estate transaction. If for some reason you decide to discontinue using our services, the rental goes with you. There won't be any sudden cancellations. We would still be entitled to a commission for booking the rental.
